Are there Homeowner's Association Dues?

Yes. At this time, the HOA fees are $540 a month. The HOA fees will fluctuate as homes close. The current monthly fee is less than the anticipated "build-out" amount of $540 a month.

What do the dues cover?

Your association dues will pay for the maintenance of common area landscaping, private streets, streetlights, walking trails, beautiful lakes, streams, parks, and gate guarded entries with 24 hours concierge/guard service.

Is there a Community Facility District or Assessment District?

The tax rate will be 1.6%. (This includes all special assessments.)

What school district will the children attend?

The homes are located within the award winning Poway Unified School District with the exception of Claybourne and Edgewater Model Homesites 1 - 5 which will attend the San Dieguito School District.

How many homes will be built total at The Lakes?

The Lakes will feature a total of 357 homes, which consist of Edgewater, Claybourne, Espada, Revena, and custom homesites.

Has Lennar built other communities?

YES! We have The Bridges and our recently closed out and fabulously successful communities at Bressi Ranch. Lennar offers homes for every stage of life.

Does Lennar have a preferred Lender?

YES! UAMC is the preferred lender.

Is there anything unique about this community and the company building it?

Yes. Lennar is known for their commitment to customer satisfaction and community involvement. When you purchase a home at The Lakes, you will be contributing to the Lennar Charitable Housing Foundation that supports the efforts of non-profit organizations to create housing opportunities for the less fortunate. Your sales associate can give you greater detailed information.

Is this a mandatory contribution on my part?
